The two available bedrooms of the B&B are on the 1st floor of the house, with access by an independent entrance and staircase, as well as a dedicated and spacious bathroom (with bathtub), which is adjoined by a separate WC, all on the same corridor. . The first floor is for the exclusive use of “guests”. At the top of the stairs there is a room with a table and a kettle for tea and coffee.

You will also have access to the shared kitchen, the kitchen refrigerator will be totally dedicated to your shopping. You will have access to the dining room, where you can enjoy your breakfast and meal, as well as to the four tables arranged in the garden. The large living room will allow you to read a book, watch television (Netflix and Amazon Prime available), browse the internet at excellent speed or even rest next to the fireplace according to your leisure.

For breakfast, served on the terrace facing the forest or in the dining room, you will have at your disposal: tea, coffee, milk, baguettes and croissants, butter, jam, cereals, yogurts and honey from Gâtinais.

    • Minimum rental period: 2 nights
      (except for long holiday weekends for which the minimum stay is 3 nights);
    • Maximum rental for 4 people (expandable to 5 people with extra bed, on request). A foldable travel cot for babies is available, upon request;
    • Breakfast included from 8am till 10am;
    • Indoor parking for one car available free of charge;
    • Cleaning: €55/per stay (plus €55 for stays of 7 days and every 5 days there after), not included in the price;
    • Foreign transfer bank fees, as well as local bank fees : on the account of the guest, our prices are net of fees;
    • Tourist tax: according to the official rate in force (2,37 euros per night, per person), not included in the price indicated above;
    • Arrival time: from 4:00 p.m. to 9:00 p.m. (please send an SMS specifying the time of your arrival) / Departure time limit: 11:00 a.m. (possibility of “late check-out”, if we do not have guests who arrive the same day, on request).
    • We only rent to one group at a time, even if one of the rooms remains empty;
    • For two single people, add 14 euros extra to have two bedrooms, instead of just one bedroom;
    • Prices change for the Christmas period (23-24-25/12) and New Year’s Eve (30-31/12 and 1/01) and Olympic Games: please contact us.

    Booking Conditions

    • After written confirmation of the reservation, we will block the dates on the other platforms;
    • Signature of the rental contract with payment of the deposit by bank swift transfer (100% if the value is below 400 euros and 50% of the total value of the stay if more than 400 euros).
    • Sending of the proof of transfer (screenshot or bank notification) within 48 hours, after this period we reserve the right to release the dates on the platforms;
    • Transfer of the balance of 50% in credit to the bank at the latest up to 16 days before the date of arrival. In the event of non-payment of the balance within this period, the cancellation conditions apply and we reserve the right to cancel the reservation;
    • In any case, the full payment must already be collected before arrival, regardless of the date of reservation;

    Terms of cancelation

    • Any cancellation must be confirmed by email;
    • Free cancellation of the reservation up to 30 days before the date of arrival with full refund;
    • Cancellation up to 15 days before the date of arrival, refund of the value of 50% of the total stay if all has been paid;
    • Cancellation less than 15 days before the date of arrival, no refund will be made beyond this period;
    • In case of no-show on the date of the stay, 100% of the total amount of the stay is due and we will retain the full value paid;
    • In case of interruption of stay in progress, 100% of the amount of the total stay of the stay is due and we will retain the full value paid.

    • This is a non-smoking house. If you need to smoke, please do so outside the house;
    • We ask you to avoid noise from 11 p.m. to 8 a.m.;
    • No parties, events or dinners are allowed;
    • As we are a private house, no social media sharing, including videos or photos identifying the house, is allowed;
    • In principle, no animals are accepted. However, please contact us to verify;
    • Non-registered guests are allowed in the establishment, unless otherwise authorized. Make sure the total number of guests matches your reservation. If you have more guests than what you booked for, you will not be covered by insurance.
    • You can park inside the property (one space) or on the street, which is very quiet;
    • Children: The house and especially the garden are wonderful for children who are over 7 years old. We have games available, such as ‘croquet’ or ‘boccia’ and board games. Under this age, parents will have to be careful and keep them under supervision. We are not equipped for toddlers under 2 years old.
