The three available bedrooms of the B&B are on the 1st floor of the house, with access by an independent entrance and staircase, as well as a dedicated and spacious bathroom (with bathtub), which is adjoined by a separate WC, all on the same corridor. The first floor is for the exclusive use of “guests”. At the top of the stairs there is a room with a table for remote working.

You will also have access to the shared kitchen, the kitchen refrigerator will be totally dedicated to your shopping. You will have access to the dining room, where you can enjoy your breakfast and meal, as well as to the four tables arranged in the garden. The large living room will allow you to read, watch French television channels, stream your favourite films and series on Netflix and Amazon Prime, enjoy high-speed fibre broadband, or simply rest by the fireplace at your leisure.

As it’s an old house and walls are thick and covered with ivy and virginia creeper, you will enjoy a cool house during heatwave moments. Children are more than welcome and they adore the house (we provide games and toys) !

For our French breakfast, served on the terrace facing the forest or in the dining room, you will have at your disposal: tea, coffee, chocolate, orange juice, milk, baguettes (bread) and croissants, butter, jam, cereals, yogurts and honey from Gâtinais.

    • Minimum rental period: 2 nights 
      – Possibility of one night stays, depending on our availability (especially from November till March) at an extra price of 8 euros.
    • Maximum 6 guests (additional folding bed or travel cot available on request);
    • Breakfast included from 8am till 10am;
    • Indoor parking for one car available free of charge;
    • Cleaning: €60/per stay (plus €60 for stays of 7 days and every 5 days there after), not included in the price;
    • Any bank transfer fees are to be borne by the guest. Our prices are net of charges;
    • Tourist tax: according to the official rate in force (2,37 euros per night, per person), not included in the price indicated above;
    • Arrival time: from 4:00 p.m. to 9:00 p.m. (please send an SMS specifying the time of your arrival) / Departure time limit: 11:00 a.m. (possibility of “late check-out”, if we do not have guests who arrive the same day, on request).
    • We only rent to one group at a time, even if rooms remains empty;
    • Single occupancy supplement: €20 per night
    • Prices change for the Christmas period (23-24-25/12) and New Year’s Eve (30-31/12 and 1/01), please contact us.

    Booking Conditions

    • After written confirmation of the reservation, we will block the dates on the other platforms;
    • Signature of the rental contract with payment of the deposit by bank transfer (100% if the value is below 400 euros and 50% of the total value of the stay if more than 400 euros).
    • Sending of the proof of transfer (screenshot or bank notification) within 48 hours, after this period we reserve the right to release the dates on the platforms;
    • Transfer of the balance of 50% in credit to the bank at the latest up to 16 days before the date of arrival. In the event of non-payment of the balance within this period, the cancellation conditions apply and we reserve the right to cancel the reservation;
    • In any case, the full payment must already be collected before arrival, regardless of the date of reservation;

    Cancellation Policy

    • Any cancellation must be confirmed by email;
    • Free cancellation of the reservation up to 30 days before the date of arrival with full refund;
    • Cancellation up to 15 days before the date of arrival, refund of the value of 50% of the total stay if all has been paid;
    • Cancellation less than 15 days before the date of arrival, no refund will be made beyond this period;
    • In case of no-show on the date of the stay, 100% of the total amount of the stay is due and we will retain the full value paid;
    • In case of early departure of the stay in progress, 100% of the amount of the total of stay is due and we will retain the full value paid.

    • Breakfast included, from 8:00 a.m. to 10:30 a.m.

    • Free Wi-Fi – Freebox, Netflix and Amazon Prime available, plus plenty of board and outdoor games
    • This is a non-smoking house. If you need to smoke, please do so outside the house;
    • We kindly ask guests to keep noise to a minimum between 11 p.m. and 8 a.m.;
    • No parties, events or dinners are allowed Please contact us for a special occasion;
    • Pets are not accepted as a rule, depending on the size and race. Please contact us to discuss.;
    • Non-registered guests are not allowed, unless otherwise authorized.
    • Make sure the total number of guests matches your reservation. If you have more guests than what you booked for, you will not be covered by insurance.
    • You can park inside the property (one space) or on the street, which is very quiet;
    • Children: The house and especially the garden are wonderful for children who are over 7 years old. We have games available, such as ‘croquet’ or ‘boccia’ and board games. Under this age, parents will have to be careful and keep them under supervision. We are not equipped for toddlers under 2 years old.
